The benefits of an annual boiler service

Having a reliable boiler to provide heating and hot water is vital to every household. However, like many other things, it needs to be checked and tested every year to make sure all the components are working properly.

An annual boiler service can help prevent potential problems, unwanted disruption, and ensure your boiler and central heating is at working efficiency, whilst helping keeping energy bills to a minimum. If your boiler is still under warranty, having it regularly serviced will also keep that warranty valid.  What to expect from your Annual Boiler Service:

  • A visual check of the boiler.
  • The boiler is fired safely to ensure to identify any working faults. The boiler will be started and put through its operations to check it is working correctly.
  • A flue gas analysis efficiency test. This is carried out by the engineer inserting a probe into the boiler and checking that the boiler is working at its optimum efficiency, making adjustments as required.
  • Opening up the boiler and inspecting it, if necessary. If the flue gas analysis check is satisfactory, the boiler cover may not have to be removed and inspected. The engineer will look for visual signs of leaks or damage, as well as check the integrity of the seals and gaskets.
  • Checking that the flue and ventilation are in accordance with the Gas Safety Regulations. The engineer will also check the flue joint to ensure that the flue is supported and safe, as well as ensure that the flue is not emitting any unsafe fumes.
  • Checking and adjusting the system pressure. Topping up the boiler pressure to the correct amount will ensure the boiler works efficiently.
  • Cleaning the condensate trap
  • Visually checking and bleeding radiators if necessary. The engineer will check your radiators for signs of leaks and ensure that radiator valves are operational.
  • A visual check of the hot water cylinder.
  • Confirmation in writing that the boiler service has been carried out.

On a modern gas boiler, it may not not be required to take the cover off the boiler if it passes a gas flue analysis check. This involves checking the flue gases are within manufacturer tolerances, the boiler is burning gas efficiently, and the appliance is in safe working order. If the tests failed the engineer would open the boiler to carry out diagnostic checks.

Your Annual Boiler Service does not include:

  • Testing the system for the presence of sludge, scale or debris
  • Testing or topping up system inhibitor levels
  • Repair of damage or faults identified at service (this may be covered under the insurance policy)
  • Servicing of hot water cylinders
  • Servicing of other gas appliances other than the gas boiler

Carbon monoxide poisoning symptoms include headaches, dizziness, nausea, breathlessness, collapsing and loss of consciousness. Because these signs are easily confused with common illnesses like flu and food poisoning, it can be difficult to detect.


Having your boiler regularly serviced will help to ensure that your safety is not compromised. Along with peace of mind over potential breakdowns, servicing provides you with a sense of security for health-related issues.

It is also highly recommended that you have an audible carbon monoxide alarm fitted in your home as this harmful gas has no taste, smell or colour. These detectors can be purchased from DIY shops, hardware stores, supermarkets, or your energy supplier.
